Zawaya Developments and EDIC Developments have formed a strategic partnership to develop SIA Boulevard, a mixed-use project in 6th of October City, with total investments of EGP 3.5bn.
Located at Al-Najda Square, the project will include retail, office, medical, hospitality, and entertainment components. Construction and excavation works are currently underway, with the developers targeting the project’s operation within three years.
Mohamed Raouf, Chairperson of Zawaya Developments, said the master plan has been revised to expand its mix of services and activities in response to current market requirements. The development is being positioned as a mixed-use destination rather than a standalone retail project.
The companies have also entered into agreements with specialized operators and service providers covering property management, healthcare, sports, entertainment, and food and beverage activities.
Amr Zaki, Chairperson of EDIC Developments, said the project has been redesigned to include retail, administrative, medical, and hospitality uses, with a focus on operational management and service continuity. He added that the project is expected to become operational within three years.
Asset Pillar Development and Property Management has been appointed as the project’s master operator, overseeing property management and operations. Medical Algorithm, an Egyptian-Saudi healthcare management company, will manage the medical component.
The project will also feature a sports zone operated by HPadel & CrossFit and a children’s entertainment area managed by Giggle & Wiggle. Guitara Restaurant & Café will join the project’s food and beverage offerings.
Hafez Consultants has been appointed for architectural design and engineering consultancy. The master plan will include an open-air pedestrian boulevard with landscaped areas and water features, while selected retail units will feature outdoor terraces.
SIA Boulevard will comprise retail units on the ground and first floors, medical clinics, administrative offices with flexible floor configurations, and hospitality units.
