SouthMed project sales reach EGP 520bn as North Coast drives Egyptian real estate market

Talaat Moustafa Group’s (TMG) SouthMed project recorded EGP 118bn in sales since the beginning of 2026, raising its cumulative sales to EGP 520bn since its launch, as the North Coast accounted for 33 percent of total sales among Egypt’s top 10 real estate developers during the first half of the year.
The North Coast ranked as the second-largest sales region in the Egyptian market during the first six months of 2026, trailing East Cairo, which captured 47 percent of sales. West Cairo followed with 11 percent, Ain Sokhna with 7 percent, and international projects accounted for the remaining 2 percent.
The region’s growing market share is driven by its appeal as an integrated coastal destination, rising demand for major projects with prime locations, and a diverse range of real estate products combining residential, tourism, entertainment, and service components.
Leading these sales is the SouthMed project, which benefits from its location near the airport and the inclusion of an international marina, attracting both local and foreign investors. Project data indicates that unit deliveries for Southmed are scheduled to begin in 2028.
The current figures build upon SouthMed initial launch in July 2024, when the development recorded EGP 60bn in sales within its first 12 hours. This figure rose to EGP 200bn in six working days and reached EGP 251bn in less than a month.
Another major development, Palm Hills Developments’ Hacienda Ras El Hekma, also reported strong sales, generating EGP 75bn in its first two weeks up to the end of trading on August 17, 2026.
These figures come amid a shift in the Egyptian real estate market during the first half of 2026. Purchasing decisions have partially moved away from rapid hedging against price increases toward a focus on end-use and long-term returns, favouring projects that offer strong locations, integrated services, product quality, and rapid execution.
