MODON Developments and BINBAZ Developments have signed agreements with UK-based Campbell Gray Hospitality to manage and operate two hotels in East and West Cairo, as the developers expand their residential and hospitality portfolios.

Under the agreements, Campbell Gray Hospitality will manage a 110-room hotel at MODON Golf Town in New Cairo’s Sixth Settlement and provide hospitality services to selected residential units within the project.

A separate agreement between MODON Developments, BINBAZ Developments, and Campbell Gray covers the management and operation of a hotel at Villagio Gray in 6th of October City, as well as hospitality services for the project’s residential units.

The agreements were announced during a press conference attended by senior executives from the three companies.

Ahmed Elbaz, Chairperson of BINBAZ Developments and board member of MODON Developments, unveiled details of Villagio Gray, the first joint development between the two companies.

Located on 22 feddans along Dahshur Link Road in New October, the project is close to the Grand Egyptian Museum and the Pyramids. It will include villas, apartments, commercial and administrative spaces, and a 90-room hotel.

Villas will account for around 80% of the residential component, while buildings will be limited to a maximum of three floors. The project’s building footprint will not exceed 16.5% of the total land area, according to Elbaz.

The commercial component will be located along the main road frontage, outside the residential compound.

Villagio Gray has total investments exceeding EGP 11bn. Construction is expected to begin once the required permits are obtained, with BINBAZ responsible for construction and contracting works and MODON overseeing development.

The companies also plan to pursue additional projects under their partnership in New Cairo and the North Coast.

Ahmed Osama, CEO of MODON Developments, said construction has advanced across several projects.

In the New Capital, the company has completed The Tower, MODON Mega Tower, and MODON Hotel & Residence. Construction at Green River Tower, a 30-storey project, has reached the 15th floor, while approximately 10% of its units have been sold.

In West Cairo, MODON is preparing to begin handovers at Villagio in the Golden Square area of 6th of October City, around two years after its launch. Construction of the project’s football academy is approximately 90% complete, according to Osama.

Construction progress has also exceeded 65% across three projects in Fifth Settlement’s Golden Square: Boutique Village, Boutique Business Village, and Boutique Village 2.

MODON’s portfolio also includes Lagoons Al Alamein on the North Coast, developed in cooperation with the New Urban Communities Authority (NUCA) and RO Group.

Saad Audeh, Chairperson of Campbell Gray Hospitality, said the agreements form part of the company’s plans to expand its presence in Egypt.
