Three North Coast projects generate EGP 258bn in sales in 2026: The Board Consulting

Three major projects on Egypt’s North Coast generated combined sales of approximately EGP 258bn from the beginning of 2026 through August 15, representing nearly half of the total sales recorded across the North Coast during all of 2025, according to a report by The Board Consulting.

The three projects are SouthMED, developed by Talaat Moustafa Group (TMG); Hacienda Ras El Hekma, developed by Palm Hills Developments; and Wadi Yemm, developed by UAE-based Modon.

The combined performance highlights the increasing concentration of sales in a limited number of large-scale North Coast developments, particularly those located in or around the Ras El Hekma area.

SouthMED Leads Sales

Talaat Moustafa Group’s SouthMED continues to be a major contributor to the developer’s expansion beyond East Cairo. Since its launch in 2024, the project has recorded cumulative sales of approximately EGP 520bn, according to the report. SouthMED is among the largest developments on the North Coast, with its sales performance supported by demand for large-scale second-home and coastal projects.

Hacienda Ras El Hekma

Palm Hills Developments’ Hacienda Ras El Hekma recorded approximately EGP 75bn in sales within its first two months of launch, according to The Board Consulting. The project has become one of the North Coast’s highest-selling new developments and is expected to remain an important contributor to Palm Hills’ sales performance in the region during 2026.

Wadi Yemm Records EGP 144bn

UAE-based Modon has rapidly expanded its presence in Egypt’s North Coast through Wadi Yemm, which recorded cumulative sales of approximately EGP 144bn since its launch in October 2025. The project generated around EGP 79bn during the fourth quarter of 2025, despite being launched after the summer season, and added another EGP 65bn between April and August 2026. According to the consultancy, the project’s performance reflects continued demand for large-scale developments in Ras El Hekma, an area that has attracted significant investment from major Egyptian and international developers.

The combined EGP 258bn generated by the three projects in just over seven months of 2026 underscores the growing role of major integrated developments in driving North Coast sales. The figures also point to a concentration of market activity among projects backed by large developers and located in strategic coastal destinations, particularly Ras El Hekma, as the North Coast continues to attract investment in residential, hospitality, and tourism-oriented developments.
