Q Developments’ total investments across its four real estate projects have reached approximately EGP 24bn, supported by a land portfolio of 220 to 260 feddans, CEO Ahmed Thabet said.

The company is pursuing projects across Alexandria, the North Coast and West Cairo, while targeting the delivery of 350 residential units in 2027. Its strategy is based on self-financing and an integrated operating model covering construction, manufacturing, asset management and hospitality.

Thabet said the company’s portfolio includes two projects that have reached operational or delivery stages, while two others remain under construction.

Q San Stefano in Alexandria has entered operation, comprising a hotel, an administrative building and restaurants. The project, valued at approximately EGP 1bn, operates under a usufruct agreement with the state rather than through land ownership.

Meanwhile, Q North in Sidi Abdel Rahman has delivered around 250 units in its first phase, approximately six months ahead of the contractual deadline, according to Thabet.

The company is also developing Q Bay on the North Coast and Q Hills in New Zayed, with combined investments of approximately EGP 16bn.

Q Bay, located at kilometre 92.5 on the North Coast near Marassi, spans 42 feddans, with investments estimated at EGP 9bn. Deliveries are scheduled to begin in 2029.

Q Hills, located directly on the Dabaa Axis near Sphinx International Airport, represents investments of approximately EGP 7bn. The project comprises 330 residential units, including villas and apartments, alongside commercial and administrative components. The company is also considering adding serviced apartments above the commercial area.

Thabet said Q Developments does not currently rely on bank financing, instead funding its projects through internal financial resources and cash flows.

The group’s operating structure includes construction company Jumeirah Egypt, Q Asset Management and Tourism Investment, and Q Art House, which manufactures furniture and furnishing products. The group also imports some construction materials directly and operates in facilities management, hospitality and real estate marketing.

According to Thabet, this structure is intended to improve coordination across construction, procurement and project operations, while reducing reliance on external suppliers for selected activities.

The company is targeting the delivery of 350 residential units in 2027, with execution schedules remaining a key priority across its portfolio.

Beyond Egypt, the group has established two branches of Marseille Developments in Riyadh and Jeddah, alongside branches of Sakkan Real Estate Marketing in both cities. It is also exploring investment opportunities in Saudi Arabia through discussions with local entities, including Al-Raisi Holding Group and the National Housing Company, while assessing potential opportunities in Oman.

Thabet noted that Egypt remains the company’s primary market, with regional expansion dependent on evaluating available investment opportunities.

The company is also developing its digital marketing capabilities through online platforms, digital imaging and virtual exhibitions.

Its near-term priorities include completing ongoing projects, meeting contractual delivery commitments and expanding its residential, commercial, administrative and hospitality portfolio, while assessing further investment opportunities in Egypt and regional markets.
