Mazaya Developments has launched its first residential project outside the New Capital, unveiling Town Ten in New Orabi, Obour City, as part of the company’s expansion strategy.
The company has signed a strategic partnership with InfinityView, a subsidiary of Saudi Arabia’s United Systems Group, to support the project’s execution.
According to Mazaya, Town Ten is being developed on a 25-feddan site in New Orabi, Obour City, marking the company’s first expansion beyond its portfolio in the New Administrative Capital.
Mohamed Allam, Chairperson of Mazaya Developments, said the project represents a milestone for the company after nearly a decade of operations in the Egyptian market. He added that the move reflects Mazaya’s strategy of expanding into locations with long-term growth potential, citing New Obour as one of the country’s fastest-growing urban areas.
Chief Executive Officer Mohamed Mostafa said the development has been designed as an integrated residential community rather than a standalone housing project. The site occupies one of the highest elevations in the area, overlooking New Orabi and located near major transportation routes, including Belbeis Road, the Middle Ring Road, Ismailia Road, and Axis 7.
Mostafa added that the project will offer residential units starting from 113 sqm, alongside landscaped open spaces and a range of recreational and community facilities. Planned amenities include swimming pools, a clubhouse, walking areas, children’s play zones, sports facilities, business and gaming lounges, an outdoor cinema, and electric vehicle charging stations. The development will also incorporate sustainability features, including waste management and recycling systems.
He noted that the company has appointed several consulting firms and specialists to participate in the project, including Sabbour Consulting, Arke, Incommercial, Scale Up, Acadio, and RECO, covering architectural design, engineering consultancy, commercial planning, and operational services.
The company is offering payment plans starting with a 5% down payment and installment periods of up to eight years.
During the launch event, representatives of the project’s consulting and engineering partners said the development has been planned to maximize the site’s topography while integrating architectural, engineering, and infrastructure solutions intended to enhance long-term operational efficiency.
InfinityView General Manager Alwaleed Alotaibi said the partnership reflects the company’s confidence in the Egyptian real estate market and its intention to cooperate with Mazaya on delivering the project according to agreed technical standards.
Architectural consultant Mohamed Samir, Chairperson of Arke, said the project’s design focuses on balancing architectural identity with functionality while making use of the site’s elevated location. Meanwhile, Amr Assem, Head of Design at Sabbour Consulting, said the project was planned as an integrated development from its early design stages.
Walid Abdelghaffar, Chairperson of ProMEP Engineering, said the project’s electromechanical systems were designed with an emphasis on operational efficiency, safety standards, and energy optimization.
