Gates Developments has completed the delivery of its Gates Privé residential project in Sheikh Zayed one year ahead of its contractual deadline, the company announced during a site visit for journalists.
Hassan Nasr, CEO of Gates Developments, said the milestone was driven by the company’s wholly owned construction arm, Gates Con, which allowed for tighter quality control and accelerated timelines across all phases. Nasr stated that the early delivery was achieved without compromising on specifications or finishing quality.
The project, which spans 17 feddans, consists of 98 residential units designed by architect Raef Fahmy. The development follows a low-density community concept, with 85% of the total area dedicated to landscaping and roads. Located approximately two kilometres from Walk of Cairo, the site is situated near Mall of Arabia and Arkan Plaza.
During the tour, the company provided updates on its broader portfolio. Construction at the Privé Mall has reached nearly 60% completion, with delivery scheduled for the end of 2026. At Gates Lugar in New Sphinx City, located on the Cairo–Alexandria Desert Road opposite Sphinx International Airport, construction of the 935-unit project has reached approximately 25%.

Progress was also noted at the Space Commercial Complex in Sheikh Zayed. The mixed-use project, which covers 33,600 square metres and includes 545 units, is 25% complete, with the first phase expected to be delivered within two years. Ezz El-Arab Group has reached an agreement to acquire an entire building within the complex for its West Cairo headquarters.Additionally, Gates Developments is in final negotiations with a major hypermarket operator for the site.
The developer’s portfolio includes several other projects, such as West Gate in 6th of October City, Plaza Espana in West Cairo, Audaz Mall in the New Capital’s Financial District, and the Catalan residential project. The Venia mixed-use development is scheduled for delivery in 2027.
In the coastal sector, the company is developing LYV Caesar in Ras El Hekma. The 206-feddan project includes 3,008 units and a 150-room hotel with a 400-metre beachfront. Deliveries are slated to begin in 2029, though a portion of the first phase is scheduled for 2026.
Nasr described 2025 as a “year of facts” for the company as strategic plans transition into tangible results. Gates Developments is targeting the delivery of 972 units in 2026 and plans to launch two new projects in Sheikh Zayed, covering 70 feddans and 23 feddans respectively.
