Ras El Hekma’s rapid development is reshaping Egypt’s North Coast, with large-scale projects increasingly moving beyond the traditional model of seasonal residential communities towards integrated destinations that bring together homes, hospitality, leisure, services and lifestyle experiences.
Misr Italia Properties’ Solare Ras El Hekma reflects this shift. Located at Kilo 199, the 400-feddan destination represents total investments of around EGP 58.5bn and comprises 3,718 units, a full kilometre of beach, 200,000 sqm of beachfront spaces, 16 lifestyle amenities and experiences, and three hotels offering 430 rooms.
Within this wider vision, the launch of Amare Seafront Villas marks the latest and most premium seafront district within Solare.
Building a Destination Through Collaboration
The scale of Solare Ras El Hekma requires more than a conventional development structure. The project brings together specialised partners across master planning, landscape, project management, design, architecture, construction and hospitality, with each contributing to different layers of the destination.
EDSA is responsible for master planning and landscape architecture, while ECB handles project management and coordination. The Design Avenue contributes to the design vision of Amare Seafront Villas, while El Ghoneimi International leads the design of Amare’s beachfront cabins under Marriott International’s Autograph Collection.
The collaborative model extends through construction. RedCon is carrying out construction works across Solare Ras El Hekma, while Arabtec and El Amar are working through a joint venture on Cielo, and Al Safa Contracting Company is executing concrete and building works in Lumera.
Together, these partnerships create a development model in which different areas of expertise are coordinated around a single destination vision, from how the land is planned and landscaped to how homes are designed, hospitality is integrated and construction is delivered.

Amare Seafront Villas: An Expression of the Vision
Amare Seafront Villas represents the clearest expression of this approach at the beachfront. Spanning 120 feddans, the district comprises 421 premium sea-view villas and represents more than a quarter of the wider Solare destination.
Its masterplan follows a cascading configuration across seven levels and nine rows, with villas rising up to 25 metres above sea level and each row positioned approximately four metres above the level below. The stepped configuration is designed to enhance privacy while maintaining open views towards the sea, making the natural topography an integral part of the residential experience.
But Amare’s proposition extends beyond the villas themselves. The district brings together residential living with a range of beachfront and lifestyle experiences, including the Beach Boardwalk, Social & Wellness Area, Infinity Pool and Beach F&B Area, alongside seafront hotel cabins under Marriott International’s Autograph Collection.
The result is a lifestyle conceived as part of a wider coastal experience, where the home, beach, hospitality, wellness, dining and outdoor spaces are connected rather than developed as separate components.

Hospitality as Part of the Destination
Marriott International’s presence through Autograph Collection adds another layer to this integrated approach. Within Amare, the brand is tied specifically to the seafront cabins, placing internationally recognised hospitality standards directly within the beachfront district.
The hospitality proposition also extends across Solare through other components, including Maison Solare, creating a broader mix of residential and hospitality experiences across the destination.
This integration is significant because hospitality is no longer positioned simply as an additional component within the development. Instead, it forms part of the way Solare Ras El Hekma is designed to function as a destination, bringing together residential communities, visitors, tourism, services and lifestyle experiences within one connected environment.
From Masterplan to Execution
The destination-building model is also being supported by visible construction progress across Solare.
Cabin concrete works have reached 90%, with 258 of the planned 270 cabins constructed, while villa concrete works stand at 80% and land grading works at 70%. These figures reflect progress across Solare Ras El Hekma as a whole rather than Amare Seafront Villas specifically, but they provide a wider indication of the development’s execution momentum.
Within Amare, construction has already commenced ahead of the commercial launch, with delivery targeted within two years. The mock-up villa and cabana provide an early physical expression of the district’s architecture, interiors and beachfront experience, translating elements of the masterplan into tangible spaces.
This distinction between the broader destination’s construction progress and Amare’s own delivery timeline is important. Amare Seafront Villas is a new launch, but it is entering the market against the backdrop of an established construction programme across Solare, giving the new district a physical context beyond its launch materials and renderings.
In that sense, Amare Seafront Villas stands as more than Solare’s latest residential launch. It is an expression of a broader development philosophy: that successful coastal destinations are built by bringing the right expertise together, connecting every layer of the experience and translating the vision into a destination that can take shape on the ground.
