STM Investment has announced the launch of Kayan City, a mixed-use urban development spanning more than 22,000 feddans in East Cairo, featuring approximately 40,000 residential units, two hotels with a combined capacity of 1,000 rooms, and commercial, educational, healthcare and recreational facilities.
Located along the extension of South 90th Street in New Cairo, west of the New Administrative Capital, the project is being developed under a long-term urban plan integrating residential, commercial, administrative and service facilities.
The company targets sales exceeding EGP 200bn from the first phase of offerings over five years.
The first phase is designed to accommodate around 250,000 residents, with capacity expected to increase as further development stages are completed.
The residential component comprises apartments and villas, with apartment sizes starting at 85 square metres and villas at 230 square metres. The company said the development includes fully finished units with completed utilities available for immediate delivery, alongside operational service facilities.
The master plan includes three hospitals, 18 schools and nurseries, and Kayan University, which spans approximately 140 feddans and comprises six faculties. Educational institutions include Northgate International School, the Egyptian-Japanese School and the Egyptian-German School.
Additional components include five shopping malls, seven sports clubs and facilities, an 80-feddan central park, 27 places of worship, green spaces and a public transport network. The development will also incorporate high-speed communications infrastructure, digital services and artificial intelligence applications for city management and operations.
Shady Selim, CEO of STM Investment, said the company was combining the operation of service facilities with the continued development of new phases. He noted that schools, a university, hospitals, shopping malls and sports clubs were already operating within the city.
Abdel Rahman El-Gohary, Vice Chairman and Managing Director of STM Investment, said the company had engaged international consultants and specialised operators to support city management and infrastructure operations.
He also highlighted partnerships with real estate developers, including Mountain View, which is developing Grand Valleys within Kayan City.
STM Investment’s portfolio includes Mayan New Cairo, Mayan El Shorouk and Eleven in New Cairo, alongside commercial, educational and sports investments. The company has also partnered with La Vista, Al Ahly Sabbour, IL Cazar, SuliTech and Hassan Allam on projects across Greater Cairo and the New Capital.
