MIDYAN Developments has unveiled its 2027–2030 growth strategy, targeting expansion into new asset classes and geographic locations while adding one asset to its operating portfolio annually under its built-to-own model.
Established in 2017, the group has a portfolio spanning K-12 education, university education and healthcare, with consolidated investments exceeding EGP 12bn across operating assets, projects under development and planned investments.
The built-to-own model focuses on developing and retaining assets for long-term ownership rather than selling them. MIDYAN oversees the development process, from feasibility studies and design to construction, while specialised partners operate the assets under revenue-sharing arrangements.
Ahmed Lotfy Soliman, CEO of MIDYAN Developments Group, said education and healthcare were natural starting points for the business, given sustained demand and the need for high-quality assets serving communities over the long term. He added that the new strategy would extend the group’s approach to additional sectors and locations, guided by market demand and the availability of experienced operating partners.
The group’s first operational asset, Alexandria International Academy (AIA) in Abis, has been operating since 2020, with a capacity of 1,050 students. Egypt Education Platform (EEP) operates the school under a long-term partnership.
MIDYAN is expanding its K-12 portfolio through Alexandria British Academy (ABA) in El Seyouf, scheduled to welcome its first students in September 2027, with a capacity of up to 1,750 students. The group is also considering an additional K-12 school.
Meanwhile, Mediterranean University in Alexandria, being developed by group company LDV for Development, is planned to accommodate approximately 10,775 students across six faculties, alongside a university hospital with more than 250 beds.
Across its existing and planned education projects, MIDYAN aims to provide capacity for more than 14,000 students. The projects are also expected to support more than 2,500 permanent jobs and over 8,000 construction jobs.
As part of its diversification plans, the group is exploring opportunities in new sectors, including last-mile logistics, as well as potential acquisitions.
Ihab Abo-Taleb, Chief Financial Officer of MIDYAN Developments Group, said: “Built-to-own requires a different financial approach to assessing a project. We consider more than the cost of developing and delivering an asset; we assess it as an investment we will remain involved in over the long term. Operating requirements, life-cycle costs, demand and the capabilities of the operating partner therefore inform our decisions from the earliest stages.”
