Arclyn Developments enters Egypt with EGP 20bn New Capital investment plan

Arclyn Developments has entered Egypt’s real estate market through an Egyptian-Emirati investment partnership, with plans to develop an initial portfolio worth around EGP 20bn across three projects in the New Administrative Capital.

The company’s ownership structure includes Emirati partner and board member Sheikh Omar Al Marzouqi and Chairman Yasser Al-Prince. The partnership combines UAE expertise in construction and project execution with local knowledge of the Egyptian market.

Al Marzouqi said Arclyn’s establishment in Egypt reflects the UAE side’s confidence in the country’s real estate market and its long-term investment potential. He added that the company is working to establish partnerships with specialised companies in project management and other development-related activities.

Al-Prince said the company’s strategy is focused on developing projects backed by strong financial and execution capabilities.

He noted that a significant portion of the land value for the company’s first project has already been paid.

The company’s initial projects will be located in the New Administrative Capital, with the first phase comprising three developments.

Arclyn also plans to assess investment opportunities in East and West Cairo, as well as other strategic locations.

Its first project, Metrova, is a mixed-use commercial, administrative, and hotel development in the MU23 area. The company said it has paid more than 80% of the project’s land value and is preparing to announce further details.

Arclyn has signed agreements with several operators and service providers for Metrova. Regus will support the administrative component, while Commerca will focus on attracting commercial brands. Espresso Lab will operate within the project’s hospitality and café component.

Fahd Derbala, General Manager of Arclyn Developments, said the company’s execution capabilities are supported by UAE-based DAK Construction, a Category A contractor with experience in developing buildings and towers.

Mohamed Wahdan, Chief Commercial Officer, said Metrova represents the company’s first step towards developing its planned real estate portfolio in Egypt.
