One Development breaks ground on ‘Do New Cairo’, launches second phase

One Development has commenced excavation and construction works on its Do New Cairo project in New Cairo, while simultaneously launching the development’s second phase.

The company, a subsidiary of Al Gebely Holding, said the move follows the complete sell-out of the project’s first phase and reflects its broader expansion strategy in the Egyptian market.

Ali Al Gebely, Founder and Chairperson of One Development, described the project as part of a wider shift toward mixed-use developments that integrate residential, hospitality, and commercial components. He noted that the scheme is designed to operate under hospitality-style management, incorporating serviced apartments, hotel units, and commercial spaces within a single development.

Located in New Cairo, the project offers direct access to the Ring Road and proximity to key routes such as 90th Street and the New Administrative Capital. According to the company, the location was chosen to capitalize on rising demand in east Cairo.

One Development said the project integrates advanced digital systems to manage services and operations, including a centralized platform for property management and resident services. The development also features leisure and retail components alongside residential and administrative units.

The second phase will focus primarily on commercial units targeting businesses and investors. The company noted that demand for serviced and managed real estate products has grown in recent years, particularly among investors seeking recurring income streams.

The project is being developed in partnership with legendary Egyptian singer Amr Diab, whose brand is incorporated into elements of the development’s concept.

Flexible payment plans are being offered for the newly launched phase, with installment periods extending up to eight years. The company has not disclosed total investment costs for the project.
